Aloha All Owners/Agents in Building 1

Maui Vista’s cast iron drain pipes are starting to leak and 85%-90% of leaks in the last few years came from the vertical cast iron pipes.  During the recent homeowner’s meeting, the condition of Maui Vista’s pipes was discussed at length.  The PIP (Pipe Inspection Plan) implemented in 2011 was successful in identifying and repairing cracks that appeared on the exterior of the pipes. New equipment and materials are now available that can inspect and repair damaged pipes from the inside of the pipe. Maui Vista needs to upgrade our vertical and horizontal cast iron drains so that leaks will be minimized.

The plumbers repair two stacks (8 condos stacked one on top of the other) at a time and it will take 5 days to complete. The interior of condos on 2nd to 4th floors is unharmed with only the toilet being removed and reinstalled after the work is completed.  However, the repair process on the 1st floor will involve a small opening in the wall behind the toilet to collect debris from the “descaling” process (which removes existing rust, corrosion and debris from inside the pipe) followed by vertical drain lining and applying two layers of epoxy coatings in the horizontal branch lines.

The drain pipe renovation project is scheduled to start in June 2017 and end mid-October 2017 before high season begins.  Building 1 will be worked on first due to its direct exposure to the ocean.  Every owner and agent has been emailed the schedule and the schedule will be posted on the website at www.aoaomauivista.org.

During the repair process, no one can occupy any of the four units in the stack for the assigned five-day repair period. No water can enter the pipes during the repair cycle without costly damage resulting.

Owners and agents in building 1 may be seeking units for relocation during the 5 day vacancy.  We encourage owners in building 2 and 3 to assist if possible.  The Board of Directors, management and staff regret the 5-day interruption, but this was the most cost efficient, least intrusive method to prevent ongoing damages due to unexpected leaks.

Attention Owners

  • 2 stacks will be worked on at the same time
  • Work will take 5 days – no unit can be occupied
  • The schedule has been established and cannot be negotiated.
  • Water will be off starting at 8am the 1st day until 5pm the last day – unless you are notified.
  • Owners, guests, LT Tenants, etc. will have to be out of the unit during those 5 days.
  • No water can be in the line once work begins with causing delays and extra expense.
  • Notification of the schedule will be posted on our website.
  • All owners and agents will be contacted about the dates scheduled.

Maui Vista AOAO Safety Advisory Committee Update

The Safety Advisory Committee has been formed and the following members have been selected:

We will provide updates as to what we are working on for recommendations to the AOAO board and membership.

SUDS in 1ST FLOOR UNIT

Please remind your guests to use “only” LOW SUDS LAUNDRY SOAP in your washing machines. Recently, we’ve had a number of guests either using regular detergent OR too much of the low suds soap resulting in 1st floor unit toilets to bubble and soap suds developing.

The office has 2 low suds pods available for $1.00 for your guests to use.

As this is an ongoing problem, please take steps to remind all guests of this problem and to be aware that unit washing machines are technically smaller than their machines at home so less soap is advised.

Association Management Specialist (AMS)

Maui Vista’s General Manager began another level of training in January 2016 and after three association management courses, successfully passed a final exam awarding the additional designation of Association Management Specialist (AMS).  This professional designation is the second highest level of recognition awarded by Community Associations Institute (CAI) to members of the community management profession.

The AMS trademark is awarded only after completion of courses specializing in working with the board on budgets, financial reports, reserve interpretation, assessing structural needs, contractor negotiations, building assessments and maintaining association grounds and common elements.  Obtaining the AMS title follows completion of the Certified Manager of Community Associations, (CMCA) classification and demonstrates a commitment to uphold the highest ethical standards and strict rules of conduct by CAI’s Professional Manager Code of Ethics.
