Maui Vista’s cast iron drain pipes are starting to leak and 85%-90% of leaks in the last few years came from the vertical cast iron pipes. During the recent homeowner’s meeting, the condition of Maui Vista’s pipes was discussed at length. The PIP (Pipe Inspection Plan) implemented in 2011 was successful in identifying and repairing cracks that appeared on the exterior of the pipes. New equipment and materials are now available that can inspect and repair damaged pipes from the inside of the pipe. Maui Vista needs to upgrade our vertical and horizontal cast iron drains so that leaks will be minimized.
The plumbers repair two stacks (8 condos stacked one on top of the other) at a time and it will take 5 days to complete. The interior of condos on 2nd to 4th floors is unharmed with only the toilet being removed and reinstalled after the work is completed. However, the repair process on the 1st floor will involve a small opening in the wall behind the toilet to collect debris from the “descaling” process (which removes existing rust, corrosion and debris from inside the pipe) followed by vertical drain lining and applying two layers of epoxy coatings in the horizontal branch lines.
The drain pipe renovation project is scheduled to start in June 2017 and end mid-October 2017 before high season begins. Building 1 will be worked on first due to its direct exposure to the ocean. Every owner and agent has been emailed the schedule and the schedule will be posted on the website at www.aoaomauivista.org.
During the repair process, no one can occupy any of the four units in the stack for the assigned five-day repair period. No water can enter the pipes during the repair cycle without costly damage resulting.
Owners and agents in building 1 may be seeking units for relocation during the 5 day vacancy. We encourage owners in building 2 and 3 to assist if possible. The Board of Directors, management and staff regret the 5-day interruption, but this was the most cost efficient, least intrusive method to prevent ongoing damages due to unexpected leaks.
