OWNERS’ LONG TERM TENANTS

Many owners rent their units out month-to-month. The office registers and issues parking permits but, we do not correspond with tenants as we do owners and agents. This means owners/agents need to communicate schedules for pest control, Spectrum work and water shut offs. Specifically, tenants need to be aware of the 2018 pipe casting schedule for buildings 2 and 3 as the units cannot be occupied for 5 days.

Owners with long term tenants are required to have on-island agent address tenant needs. With that, several owners entrust, and have authorized, resident owners to enter, review or inspect units for them.

While this is a recognized practice, the owner is obligated to ensure the authorized resident owner is familiar with the Landlord-Tenant laws so they do not encroach upon the tenants’ privacy by entering a unit illegally, without the state-required 2 day notice provided to the tenant.

Clarified Cable Digital Upgrade Schedule

Following is the schedule for the upcoming Time Warner/Spectrum digital upgrades:

  1. New installation start date:  11/15/17
  2. New 10 day installation days are:  11/15/17, 11/16/17, 11/17/17, 11/20/17, 11/21/17, 11/22/17, 11/27/17, 11/28/17, 11/29/17 and 11/30/17.
  3. Units “per day” that they estimate to complete.
  4. Access information such as owners/agents need to move heavy furniture TV’s might be on; wall TV’s need to swing out or be removed or a call back will occur.  They won’t remove TV’s.

I requested Spectrum provide a schedule to alleviate owner confusion.  Unfortunately, clarification led to more questions and complaints.

This is one last clarification so owners can more easily identify the day/date of their installation.  This is Spectrum’s revision and we believe it is clear.

Start date is November 15, 2017.  There are 2 working days interrupted by Thanksgiving and installers having Friday off as well.  They will complete the work November 30, 2017.
